Think carefully before securing other debts against your home. Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it.
This page explains the limits of the information published by Tomohard ltd, trading as Tomohard. It applies to every page on this website. It does not replace a personal illustration, a lender’s offer, or the disclosure we give you before regulated advice.
1. Who the website is for
The information on this website is subject to the UK regulatory regime and is aimed at consumers based in the United Kingdom. It is not directed at, and should not be relied on by, anyone outside the UK. Products mentioned here may not be available, or may be regulated differently, in another country.

2. Not a personal recommendation
Content on this website is general information about mortgages, remortgages and equity release. It is not a personal recommendation to enter a particular mortgage contract, and it is not an invitation or offer to apply for credit. A personal recommendation is made only after we have gathered information about your circumstances, needs and objectives, and after we have confirmed the scope of our service in writing.
Examples, rates and repayment figures, where shown, are illustrations. They depend on the assumptions stated with them, including the amount borrowed, the term, the interest rate and the valuation of the property. A lender can change a rate or withdraw a product before you receive an offer. Approval is not guaranteed.
3. Regulatory status
Where Tomohard ltd gives advice on or arranges regulated mortgage contracts or lifetime mortgages, that activity is subject to UK regulation. The documents we provide before you proceed confirm our status and any Financial Conduct Authority firm reference number. You can check the Financial Services Register at register.fca.org.uk.
We will tell you, before advice is given, whether we advise from the whole of the relevant market or from a limited range of lenders, and how we are paid. Please read that disclosure. It, rather than this website, defines the service for your case.
4. Equity release
Equity release includes lifetime mortgages and home reversion schemes. We can advise on and arrange lifetime mortgages. We refer home reversion schemes to an approved specialist.
Equity release is a way of releasing cash from a home you live in, and it is not suitable for everyone. You should consider the following before you enquire:
- interest on a lifetime mortgage is often rolled up, so the amount you owe can grow quickly and reduce the equity left in your home;
- early repayment charges can be substantial if you repay before the planned end of the loan;
- releasing equity can reduce the inheritance you leave and can affect your entitlement to means-tested benefits; and
- other options, including downsizing, using savings, or a mainstream mortgage, may be more suitable.
We will talk through these points if you ask us to advise on a lifetime mortgage. You are encouraged to discuss the decision with your family and to take independent legal advice where you wish to.
5. Fees
A fee may be payable for our work. It depends on your circumstances and on the work involved. We will tell you the amount, or how it is calculated, and when it is payable, before you decide to proceed. Some products also pay us commission. Both are explained in our Terms of Use and in the disclosure for your case.
6. Tax and benefits
We are not tax advisers. References to tax, inheritance or benefits are general and are based on our understanding of the rules at the date on this page. Rules change, and the effect on you depends on your own circumstances. You should take advice from a qualified tax adviser or from the relevant benefits office before you rely on a tax or benefits outcome.
7. Accuracy and third-party information
We take care to keep this website accurate, but product criteria, rates and the law change. We do not warrant that every page is complete or current. Lender literature and your personal illustration take priority over a general statement on this website if they differ.
Links to other websites are provided for convenience. We do not control those sites and we are not responsible for their content, security or privacy practices. A link is not an endorsement.
8. No reliance other than agreed advice
You should not act, or refrain from acting, on the basis of this website alone. Any decision to apply for a mortgage or equity release should follow a review of your circumstances and of the lender’s documents. Nothing on this website excludes liability that the law does not allow us to exclude, including liability for regulated advice once that advice has been given. How to raise a concern is set out in our Complaints procedure.
